You must have a flood area insurance expert find your insurance. The normal companies don't know anything about hurricane/ flood insurance (except selling it). The regulations are complicated.

No thank you. I will stay in my comfortable cul de sac where most of us are over 55 and retired and a handful of neighbors are still working and have school age children. We get along and look out for each while also minding our own business. It is a nice situation to have. I travel and volunteer a lot so my life is full enough that I don't need any drama.

I own two beachfront homes in FL. One on the southeast Miami Beach coast and one on the west coast. I can't get insurance on either home now. I CAN'T GET INSURANCE! I haven't called Citizens yet, but I hate to go that route. This is definitely affecting my ability to sell my two homes. Yes, I understand that oceans are rising and climate is warming. But Florida is still a great place to live; beautiful weather, fantastic golf courses, jaw-dropping medical facilities and many Michelin star restaurants. Sure, ocean flooding is probably going to be a problem in 2040 or 2050, but if you're 70 years old, you probably don't have to worry about that, right? Why isn't anybody willing to buy either of my beautiful FL beachfront homes? Crazy.

With taxes, home insurance, and other ownership costs, having the mortgage paid of does not give you peace of mind.

1/2/23 I moved to Miami. I have been age discriminated nor can I find a job because every job requires bilingual, though the immigrants refuse to learn English. The prices are way out of control. Pay rates are a joke. I have been homeless and jobless for over a year. The homeless population is rapidly increasing. I am praying to get out of South and Central Florida.

I have lived in FLORI- DAHH for more than 71 years as I grew up in South Miami in the 50's to 70's, then left Miami . Moved to Lauderdale , to then the Treasure Coast , and retired to Sebastian Fl , as now we are at 27,000 people already and still growing . Every lot is sold , as we are Invaded from people leaving South Miami , Broward , WPB To move up here as also we are flooded with Snobs from Mass, RI , Conn , NY and Jersey , and they Most brought their LIBERAL BS HERE . Finally , I Finally convinced my family to move out of this HOT HUMID AFRICAN HEAT OF FLORI-DAHH , as now we do get the AFRICAN DUST every summer . Now Moving hopefully out of here before the beginning of 2025 to a small mountain high town , so what ever time I have left , I told the Mamma to spread my Ashes up the Mountain .

I agree with all, but here is a tip for you and anyone who believes that driving fast and recklessly. What is your point. It is completely rude, obnoxious, and arrogant to drive your big metal weapon in such a way that or could put another life in danger. Also, what's your hurry? Leave in time to drive a descent speed and distance from other travelers. Stay OFF anyone's number. Drive like your young teen or elderly grandma are in the cars around you.

But is the best place to be in the summer. Snow birding is the absolute best way to live in Florida. Buy a mobile home, or a run down cracker shack. Remodel. Travel between the weather. Car insurance is just like home insurance. If you own it, than it's cheap.

He's got me there. Traffic is horrible. The only way around that is, get your stuff done as early ss you can. I know that places don't open till 9 am. But a lot open st 6 or 7. Publix is open early and Walmart is open at 6. Or than that, business late. OR, don't live in the city. Small hick towns don't have traffic.

Taxes depend where you live. I live in the richest County in the State. Collier County has more money per capita than any other county in the State. I bought a mobile home. Nothing mobile about it. It's on a double lot. After remolding it, I was assessed at 212,000 dollars. My taxes were only 500 a year. 89 dollars a month. That's low. Here in Collier they get you when you pull your permits. They charge an enormous amount for impact fees. They charge you per Square feet. A simple cracker box house will cost 20 grand. And they go up from there. In the next country over. Lee tops off at 25 hundred. You can build the biggest mansion for low impact fees. So it's all where you build. And remember you can build the whole house under owner builder Permits. Just got to be there. I've worked with people who were their own Superintendent. Not just over seeing one contractor, but hiring all of them. From the footers to the last shingles.

There is a way to get around contractors high costs. Owner Builder Permits. You be your own Contractor. Anyone can build a house, or do a job on a house under owner/builder Permits. Just hirer your own guys. Go to day labor and hire through them for one day. Asking them to send guys with roofing experience. Then you tell these guys not to go to day labor anymore. Just come to your house to work and you pay them better. Cheap work. This happens all the time. It's not illegal or anything.

Where can you go with a used mobile home? Even if you can afford to move the structure, most parks will not accept used homes over a certain age or of lower quality.

Only if you have a mortgage do you need home insurance. If you are retiring, then I am assuming you sold your house to move here. Don't buy outside your money. Yes that big beautiful house looks nice, but it costs more than you have. Do not buy it! Stay within your means. The best area to me is the Orlando area. Middle of the state. Less damage in Hurricane season. And you don't have to live in the city. Outside the city there is lots of property to build a house on. That is the best way to have your dream home. Build it the way you want at the same time staying in your budget. Grant that it may be smaller than you imagined, but exactly what you wanted. Half way between Orlando and Cocoa Beach. The Saint John's River is around there. Beautiful area.
